Frequently Asked Questions
Everything you need to know about getting site plans and house plans for your Florida permit.
Do I need a site plan for a building permit in Florida?
In most Florida counties and cities, yes. Building departments in Marion, Citrus, Levy, Alachua and most other counties ask for a site plan (also called a plot plan) for new homes, additions, pools, sheds, carports, fences and other accessory structures so they can check setbacks, lot coverage and flood zone requirements. Requirements vary by jurisdiction, so we always draft to your county or city checklist.
Can a drafter prepare house plans in Florida without being an architect?
Yes. Florida Statute 481.229 allows plans for one-family and two-family residences, townhouses and attached domestic outbuildings to be prepared by someone who is not a licensed architect. Some structural elements, such as wind-load engineering, trusses or certain foundations, may still need to be signed and sealed by a Florida-licensed engineer depending on your building department.
Is your site plan the same as a survey?
No. Our site plans are drafted from your survey, the county property appraiser and GIS maps, and the information you give us. They are not a boundary survey and are not signed by a licensed surveyor. If your project requires a certified survey, you will need a licensed Florida land surveyor. If you already have a survey, send it to us and we'll draw your project right on it.
How fast can I get my plans?
Basic site plans are usually delivered in 1–2 business days and standard site plans in 2–3 business days. Addition and garage plans usually take 5–10 business days, and custom homes usually take 2–4 weeks. Rush service is available on most projects.
How much does a site plan cost?
Our site plans start at $99 for simple projects like fences and sheds, $179 for pools, carports and additions, and $299 for new homes and manufactured homes. Large acreage and commercial sites are quoted individually. See our pricing page for all packages.
What do I need to send you to get started?
Send the property address or parcel number, a photo or sketch of what you want to build with rough dimensions, and your survey if you have one. Everything is handled by email, so there's no site visit and no appointment needed.
Do you only work in Dunnellon and Ocala?
We're based in Dunnellon, FL 34431 and serve all of Marion County, Citrus, Levy, Alachua, Sumter and Hernando counties. Because everything is done online, we can also draft site plans and house plans for projects anywhere in Florida.
Will my plans be accepted by the building department?
We draft to your jurisdiction's published requirements and the current Florida Building Code. If the building department asks for corrections on something we drafted, we'll revise those items at no charge.
Do you draw plans for owner-builders?
Yes. Many of our clients are homeowners pulling their own permits as owner-builders under Florida Statute 489.103, as well as contractors, real estate investors, and manufactured home dealers.
How do I pay?
Once you approve your quote by email, we send a secure invoice. Small site plans are paid up front. Larger house plan projects are split into a deposit and a final payment on delivery.
